Operating Schedule
Some of the Preservation Society's properties are open seasonally, so please check the schedule below to determine which properties will be open at the time of your planned visit. All properties are closed Thanksgiving Day and Christmas Day.

The Breakers
Open Daily
House opens at 10 am, last tour admission at 4 pm, house and grounds close at 5 pm.
Please note: On Wednesday, March 11, The Breakers will be closed in the morning and will open for tours at 12:30 p.m.
Marble House & The Elms
Open weekends and holidays, and daily February 16 - 20 for Newport Winter Festival.
Houses open at 10 am, last tour admission at 4 pm, houses and grounds close at 5 pm.
New this winter! Guided tours offered every half hour at all three houses during the winter season.
The Rooftop and Behind-the-Scenes Tour at The Elms is suspended for the winter months, and will resume on April 4.

The Breakers opens at 9 am, all others open at 10 am. Last tour admission at all houses is at 5 pm, houses and grounds close at 6 pm.
Special note: Rosecliff will be closed until 2 p.m. on Saturday, April 11 for the Preservation Society's annual Easter Egg Hunt and Brunch. The house will open for public tours at 2 p.m. on that day.

On May 27, 28 & 29, The Breakers, The Elms and Marble House will have delayed openings. All three houses will open for tours at 12:30 p.m on those three days only.
The Brayton estate house at Green Animals is open for tours weekends and holidays only. The topiary garden is open daily.
Beginning May 23 through September 7, The Breakers will remain open one extra hour each evening, with the last tour admission at 6 pm.
Tours of Hunter House and Isaac Bell House are offered hourly, on the hour. Kingscote tours are available every 30 minutes.

Newport Flower Show, June 26-28. Rosecliff will be closed on Thursday, June 25 in preparation for the Newport Flower Show. From June 26-28, Rosecliff accessible with Newport Flower Show ticket only--regular mansion tickets may be upgraded to include the Newport Flower Show, but there will be no guided tours of Rosecliff.
